Booking terms

When you send the form, you'll get a text and email right away with your pre-shoot questionnaire and prep checklist, and your time is held on my calendar.

I still review every booking myself, and the shoot is final once I've confirmed it. If the time doesn't work on my end, I'll reach out with the closest one I have, usually within a few hours.

The estimate on the form is based on the square footage you enter and is before tax; the final total is on your invoice.

Plans change. If you need to move or cancel a shoot, let me know at least 24 hours before the booked time and there's no charge.

A cancellation inside 24 hours, or a no-show (I arrive and can't get in), may be charged a cancellation fee.

Weather is on me. If rain or heavy cloud would hurt the shoot — including twilight and drone work — I'll make the call and we reschedule at no charge.

The home should be ready and accessible at the booked time. That includes occupied homes: cleaned, styled, and clear for me to work.

I'll email you an invoice — sometimes with your booking confirmation, otherwise with your gallery link. It's due upon receipt, and you can pay it online.

Texas sales tax is added to the invoice; the estimate on the form is before tax.

Your downloads unlock the moment the invoice is paid. Until then you can look through watermarked previews, but the work is for review only — the license starts when the invoice is paid.

Anything marked custom quote on the form (homes over 9,000 sq ft) is priced and agreed before the shoot.

Photos arrive in a private online gallery with full-size and MLS-size downloads. Films arrive in the same gallery and on your listing page, ready to share. Need the film file itself? Just ask.

I'll email and text you the link the moment it's ready.

You're licensing the photos and films to market this listing. That covers your website, the MLS, social media (including boosting your own posts), email, and online ads.

The license is non-exclusive and I keep the copyright. You can crop, resize, and add your logo or a caption; please don't otherwise alter the work or present it as your own.

Print — flyers, brochures, signage, magazines — isn't included. A print upgrade is available any time; just ask.

Please don't pass the files to a builder, architect, designer, stager, or publication. Anyone else who wants to use the work licenses it directly from me.

The work may not be used to train AI or machine-learning models.

A credit (Photo/Video: Kaleb Baisley — Kaleb Baisley Media) or a tag is appreciated where it's practical, especially in social captions.

I may use the work in my own portfolio and marketing.

For larger projects I send a signed Licensing Agreement. Where it and this page differ, the signed agreement controls.

Have the home ready at the booked time: run the prep checklist, lights on, counters clear, cars out of the driveway.

Make sure I can get in — a lockbox code, a gate code, or someone to open the door.

Pets contained or off-site for the shoot.

If anything changes about the home or the timing, text me before I'm on the way.

I take reasonable care in every home I work in and treat it like my own.

Please put away valuables and anything fragile; I'm not responsible for items left out in the home.

The work is delivered as-is. My liability on any shoot is capped at what you paid for it.
